This home is meant for relaxing beach stays, not parties. Please keep things low-key and respectful at all times. NOT allowed: Parties · Loud music · Roughhousing or horseplay · Heavy drinking or drug use · Beer pong / flip cup / drinking games · Rowdy or disruptive behavior. The back of the house has suites occupied by the owner and/or other guests — walls are shared. Neighbors are close too. Everyone's peace matters.
Maximum occupancy: 6 people and 2 dogs. No exceptions. Only registered guests and approved pets may be on the property. No booking for others under your account. You must be present for the entire stay if you made the reservation. No outside visitors without prior approval. Unauthorized guests: $150 per person per night.
Quiet hours: 10:00 PM – 9:00 AM. The house shares walls — be especially mindful after dark: walk softly, close doors gently, keep voices and music low. Any behavior that disturbs neighbors may result in immediate termination of the reservation without refund.
The property may not be used for parties, events, or gatherings beyond the stated occupancy. No outside guests without prior approval. Unauthorized parties or events: $500 fee and immediate cancellation without refund.
No smoking inside the home. Smoking is allowed on the front porch only, with the door closed. Dispose of cigarette butts in the container provided — not on the porch, yard, or driveway. $500 fee for smoking inside.
Dogs are allowed — maximum 2 dogs. No cats, ferrets, or other animals (including service animals — due to a severe family allergy). Dogs must be housebroken, friendly with people and other dogs, and leashed outside at all times. Bring your own towels for your dogs. If allowing your dog on furniture or bedding, bring your own clean sheets/blankets. Do not use house towels on dogs. Do not bathe dogs inside the home. No puppy pads or going to the bathroom inside. Use a kennel if your dog may chew, scratch doors, or bark excessively when left alone. Guests are responsible for any damage caused by pets. Unauthorized pets: $100 per pet per night. Note: Thursday night and holiday fireworks are a summer tradition here — loud and frequent. If your dog is sensitive to fireworks, plan accordingly.
Families with children are welcome. Parents must supervise at all times: no running inside the house, clean up messes promptly, notify Jesse immediately of any stains or spills.
My neighbors' peace matters most. Keep it low-key and respectful, and keep the outside spotless — no littering and no cigarette butts on the porch, lawn, or driveway.
On-site parking for 2 vehicles — plus free public parking right nearby. The backyard and carport are private — do not hang out there. You may use the beach cart and store beach gear behind the sliding fence. Everything else behind the fence is off limits. Do not use the grill without asking first. Hose off outside before coming in. Do not sit on wet or sandy couches or beds. Shake out beach items outside.
Use only what you need. White towels are for people only — no pets, beach, or spills. Laundry is one of the biggest challenges with hosting and your help is greatly appreciated.
Available if needed. Do not put heavily sandy items in the machines. Let sandy items dry outside and shake them out first.
Please notify Jesse immediately of any damage — do not wait until checkout. Most issues are easy to resolve when addressed quickly. I work very hard to keep this home in excellent condition for all guests.
You are welcome to use the kitchen. Please avoid cooking foods that leave strong lingering odors (seafood boils, etc.). If you'd like to use the grill or seafood boiler outside, please ask first.
Thursday night boardwalk fireworks and summer holiday fireworks are a local tradition — but very loud. Typically 8:55 PM – 9:15 PM, Memorial Day through Labor Day. May upset dogs.
Exterior security cameras monitor the parking area and staircase entrance for safety. There are NO cameras inside the home.
These are standard baseline amounts. You remain responsible for the full cost of any remediation, repair, or replacement that exceeds a listed fee.
